We visit all of our fully managed properties every six months, usually every May and November.
The purpose of our inspection visits is to assess that the tenants are using the property in a "Tenant-like manner" (in other words that they are abiding by the terms of the tenancy agreement).
We ask that tenants let us know about any issues they are having at the property and we make note of anything that we notice when we visit.
We do not conduct a full inspection of the property in the same way that the inventory clerk would at the start and end of the tenancy, so we do not always find everything that may need attention. The tenants are contractually required to inform us about these things.
You are welcome to be present for these visits, however, we cannot give you a specific time that we will attend because we will each inspect approximately 30 properties per day so it is impossible to say what time we will be in your area. As per the terms of the tenancy agreement, we will give you at least 24 hours notice (usually by email) before we intend to visit and we will let ourselves in with our management set of keys. We cannot rearrange the visit for a time when you can be at home because we are inspecting 29 other properties in a similar location to yours on the same day, however, you are welcome to ask a friend or family member to be at the property for the day if you would like someone to be there when we are home.
We will take off our shoes after we enter the property, we will never open any wardrobes, drawers, or inspect any "private" areas. Your privacy is a big concern of ours and we always do our best to respect your privacy. We will not touch any of your items (where possible) and these visits generally take 3 to 10 minutes to conduct.
