This is an exhaustive list of what documents we can accept as part of our tenant/guarantor vetting process:


Proof of Address (dated within the last 2.5 months, unless stated otherwise):

  • Driving Licence showing current home address
  • Utility Bill from the last 2.5 months
    • Water Statement
    • Electricity Statement
    • Gas Statement
    • Landline Phone Statement
  • Home Services Bill from the last 2.5 months (broadband or digital TV for example - this cannot be a mobile system such as mobile phone or mobile internet)
  • Council Tax Bill (only if dated until the end of June that year)
  • Current TV Licence
  • Tenancy Agreement signed and dated within the last 6 months (the applicant must be a named tenant on the tenancy agreement)
  • Solicitors' Letter confirming recent house purchase or land registry document confirming address
  • HMRC Self Assessment or Tax Demand letters dated within the last 2.5 months
  • Student Accommodation Letter confirming current student accommodation at a local university
  • As an absolute last resort (with prior approval from Let Me Management):
    • Bank Statements/Credit Card statements
    • Signed and dated letter from within the last 30 days on letter headed paper from the applicants' employer confirming the applicant's home address (only acceptable if applicant works for a reasonable large and recognised company - applicant must provide payslips reflecting the same company and the company must pass our validation checks such as having a presence online, being found on companies house, etc.)


Proof of Identity:

  • UK/EU Passport
  • EU ID Card
  • Photo Driving Licence (cannot be used as ID and as Proof of Address)
  • Birth Certificate (if combined with Photo Driving Licence)


Proof of Right to Rent:


Proof of Work:

  • Most Recent 3 Months PAYE Pay Slips (these must be official payslips that contain your National Insurance Number)
  • If a new job, a copy of your employment contract (remember that if your job is not "permanent", your employment contract must last at least as long as your tenancy will last)
  • SA302 Tax Statement (the validated version provided directly by HMRC)
  • Letter from a qualified, charted accountant (the accountant must be on the HomeLet register of approved accountants)


Proof of Student Status:

  • UCAS Letter confirming acceptance on a course at a local university for the current or upcoming year
  • Admissions Letter confirming acceptance on a course at a local university for the current or upcoming year
  • Student Finance Letter confirming acceptance of student loan for the current or upcoming year
  • Student Accommodation Letter confirming current student accommodation at a local university


All documents you provide to us must either be emailed to us as "Acceptable Copies" or the original documents must be brought to our offices.
