When tenants and guarantors are being referenced by Let Me Properties, we carry out "Internal Verification" on them. For this, all proposed tenants and guarantors are required to provide "acceptable copies" of the following documents to us within 3 working days of the Holding Agreement being signed or else they risk the application being cancelled and the Holding Amount (the money paid so far) would not be refunded.


We require the following documents from all tenants:

  • All Tenants Must Provide Proof of ID and Citizenship: Passport (and any visa documents proving the right to live in the UK)
  • All Tenants Must Provide Proof of Current Home Address: Driving Licence Card, National ID Card with address, Recent utility bill (from the past 2.5 months), Current TV Licence, Current Home Insurance, or Current Council Tax Statement (all documents must show your full name)
  • Then see below for the additional documents required depending on your circumstances:


  • Employed Tenants must provide their most recent 3 months:
    • Payslips (or if in a new job, their employment contract)
    • Bank Statements (from their personal bank account where their salary is received and their rent/mortgage is paid from)


  • Self-Employed Tenants (including Sole Traders and Directors of Limited Companies) must provide their: 
    • Most recent 3 months Bank Statements (from their personal bank account where their salary is received and their rent/mortgage is paid from)
    • Most Recent Annual Tax Calculation from HMRC (SA302 - https://www.gov.uk/sa302-tax-calculation)


  • Student Tenants must provide their:
    • Proof of Student Status (a letter from the university proving their place of study for the upcoming academic year ahead)


  • Retired Tenants must provide their:
    • Most recent annual pension statement from a regulated pension provider (sometimes the most recent P60 from HMRC can be used instead)


We require the following documents from all guarantors:

  • All Guarantors Must Provide Proof of ID and UK Citizenship: UK Passport
  • All Tenants Must Provide Proof of Current Home Address: Driving Licence Card, National ID Card with address, Recent utility bill (from the past 2.5 months), Current TV Licence, Current Home Insurance, or Current Council Tax Statement (all documents must show your full name)

How to provide your documents:

  • You may email "acceptable copies" of your documents in reply to the email we sent you requesting your documents (as PDF attachments)
  • You may book an appointment to visit our office (within the next 3 working days) to bring all of the original copies of your documents in and we will make acceptable copies for you (we will carry out your "Right to Rent" check at the same time)
  • You may upload PDF copies of your documents as a "Reply" to the related matter (see the link at the bottom of the email we sent you requesting your documents)


Definition of ‘acceptable copies’

Good Quality, Clearly Readable, Full-Colour Copies (Scans, Photocopies, Photographs, PDF Downloads, etc.) are acceptable. Please ensure that you scan or photograph the entire document (do not cut off the side or the bottom of the document). The document should be an exact copy of the original document. To alter or doctor any documents you provide to us is a criminal offence and you will be reported to the police if we suspect you are trying to commit fraud. We reserve the right to insist that you bring the original copy of any document you have sent us, to our offices, so that we may compare the original and the copy - we carry out anti-fraud checks on a regular basis and may randomly check your documents even if fraud is not suspected.

It is your responsibility to make sure that you and all of the tenants/guarantors (if any) related to your application comply with the requirements of the holding agreement to complete the referencing application process within 3 working days. Failure to comply with this requirement may result in your application being cancelled and the holding amount would not be refunded without further notice!
